BEHIND THE NUMBERS
How this calculation works
Worked example
The £260,000 sale price exceeds the £250,000 valuation. A 20% share is £52,000; adding £500 entered costs gives £52,500.
Example result: £52,500.00
The amount follows the property value
The loan is a share of the property, not a fixed cash balance that stays at its original amount. A 20% outstanding share of a property now valued at £250,000 corresponds to £50,000 before costs, even if the original loan was different.
The territory changes the rules
England requires a minimum 10% property-share partial repayment. The Welsh guidance instead specifies that a partial repayment must leave at least 5% outstanding. Wales remains open under a separate extension to 31 March 2027; this existing-loan calculator does not decide eligibility for that scheme.
Buying a new home in Wales
Use the new-purchase fields to calculate your deposit, government equity loan and main repayment mortgage. Homes cost no more than £300,000, the deposit is at least 5%, the equity loan is 10–20% and the repayment mortgage is at least 25%. The official administrator must separately assess affordability and eligibility.
Assumptions and rounding
- Existing standard England or Wales equity loan with a user-entered outstanding equity percentage.
- Costs and arrears are supplied separately; no automatic administration tariff or future inflation-linked interest forecast.
- For a first Welsh partial repayment, the buyer guide minimum is 10% of property value. Later partial repayments still leave at least 5%. Confirm any agreement-specific terms with the administrator.
Questions about this calculator
Do interest payments reduce my equity percentage?
No. Interest and management payments are separate from repaying the property share. Enter the percentage still outstanding after any capital repayments.
Can I use England’s figures for Scotland or Northern Ireland?
No. Scottish shared-equity arrangements and Northern Ireland Co-Ownership have separate terms. Selecting either territory returns an explicit scope message rather than an English repayment figure.
