BEHIND THE NUMBERS

How this calculation works

Loan = price − deposit, no more than HUF 50m. Enforce property and HUF 1.5m/m² limits. Own funding must be at least 10% of price and cover any amount above the loan ceiling. Use the monthly annuity at 3% nominal annual interest over no more than 300 months.

Worked example

HUF 15m price less 3m deposit gives a 12m loan. The nominal monthly annuity at 3% over 240 months is 66,551.711742. Modelled interest totals 3,972,410.82.

Example result: HUF 66,552

Two price tests apply to the property

The overall value must fit the flat or house limit, and price divided by the recognised area must not exceed HUF 1.5m per square metre. Passing one test does not bypass the other.

The loan cap can require a larger deposit

Ten per cent is only the minimum deposit condition used here. A property costing more than HUF 55.56m generally needs more own cash because the loan itself cannot exceed HUF 50m. A bank may also require a larger deposit for credit reasons.

Assumptions and rounding

  • Eligible borrower and property; the lender permits the minimum deposit treatment.
  • Standard amortising contract with no introductory principal holiday.

Questions about this calculator

Is this the OTP or another bank’s exact quote?

No. Programme limits are sourced, but payments use the stated equal-month mathematical model. Bank dates, fees and interest conventions can differ.

Does the form include a first-year principal holiday?

No. It models the standard fully amortising version; a deferred-principal product needs different cash flows.
